New owners have poured $1 million into renovations and relaunched a section of Interstate Park in Montgomery under a new name.

Buildings 100 through 800 at the Perry Hill Road office complex are now known as The Offices at Midtown and feature exterior improvements, infrastructure upgrades, enhanced landscaping a new entrance and more. The changes to the nearly 200,000-square-foot office property took about a year.

The work started after the property was purchased in 2016 by Miami-based real estate investment firm Larkspur Properties. The company said it sees great potential in the property in part because of its location at the intersection of Perry Hill and I-85.

“The property had been neglected in recent years as its prior ownership had faced a variety of non-property related challenges,” Larkspur President David Bernstein said in a statement. “We are overhauling the physical design of the infrastructure to put a modern face on the buildings.”

The development includes garden pavilions, covered patios, outdoor seating areas and more.

Rheem recently signed a 10-year lease on a 28,000-square-foot space, and other local, regional and national tenants have space at the office complex.

Montgomery’s Moore Company Realty is handling the leasing.

"You can’t beat the location here,” said leasing agent Gene Cody of Moore Company Realty. “We’ve already signed several major tenants and once people get a look at all the improvements, we expect the property to fill up quickly."

Larkspur describes itself as “a value-oriented investment firm focused on distressed residential and commercial projects.”
